The membership of the Maintenance Unit consists of 79 individuals comprising of technical officers and staff (skilled and semi-skilled) as well as non-technical personnel. Technical officers and staff consist of civil servant cadre professional and executive group from the Jabatan Kerja Raya (JKR).
Main Function:
- Managing the repair of vacant quarters and overseeing the implementation of such repair works by the repair contractors.
- Receiving and coordinating complaints of quarter’s damage from occupants.
- Monitoring maintenance/repair works carried out by implementing agencies such as the Jabatan Kerja Raya (JKR) / Perbadanan Putrajaya (PPj) on complaints received from quarters occupants.
- Coordinating allocation and expenditure for quarter’s maintenance contracts by implementing agencies (JKR/PPj).
Maintenance concept:
- Maintenance is a series of activities managed carefully, supervised closely based on established technical standards, and carried out continuously.
- Maintenance is to ensure that all Government quarters and their facilities are always maintained, in good condition, safe and can be used productively at all times.

Definition of maintenance contractor:
Contractor appointed by the implementing agency of the Jabatan Kerja Raya / Perbadanan Putrajaya (JKR/PPj) through the tender acquisition method for a specific period according to the terms and conditions set out in the contract.
This contractor carries out Comprehensive Management, Operations and Maintenance Services for Civil, Mechanical, Electrical, Landscape and Pest Control Engineering on occupied quarters.
Definition of repair contractor:
Contractor appointed by the Property Management Division (BPH) through balloting or rounds among local Grade G1 contractors registered with the Construction Industry Development Board Malaysia (CIDB) in relevant grades and categories as well as Bumiputera Status from the Contractor Service Centre (PKK) to carry out requisition works such as repair works for vacant quarters after occupants move out before being offered to new occupants.
Process for repairing vacant quarters:
- Receiving the keys of vacant quarters from the Quarters Unit.
- Conducting initial quarters inspection to identify damaged items that require repair.
- Preparing a Quantity List based on the latest Schedule of Rates (JKH) issued by the JKR.
- Monitoring the work carried out by the contractor periodically to ensure that the scope, quality and quantity of the work comply with the terms and conditions stated in the contract/work instructions.
Complaint process:
- The Maintenance Unit receives damage complaints from occupants.
- Recording and registering complaints in the Complaint Record.
- Submitting complaints to the maintenance contractor and a copy to the implementing agency (JKR/PPj).
- Filing complaints.
- Updating complaint records and status.
